1. Project Initiation
Meet with one of our advisors to define your needs, objectives, and vision. We can also assist in evaluating a potential site.
2. Budget & Pre-Qualification
We help structure your project budget and prepare the necessary elements for mortgage pre-qualification or proof of funds.
Deliverable: Preliminary cost estimate (indicative, non-contractual).
3. Feasibility Study
Regulatory and zoning analysis of the property to confirm project viability.
Fee: $3,500
Deliverable: Detailed feasibility report.
4. Design & Global Cost Study
Site visit, development of the architectural concept, Plans for permits and coordination of budget estimates from specialized partners in a consultative capacity.
Fee: $6,500
Deliverable: Architectural concept and consolidated preliminary estimate (indicative).
5. Completed Design Package
Final validation of permit-ready plans, finish selections, and optional features. The project file is then ready to be submitted to a licensed contractor for final pricing confirmation and project execution.
6. Contractor Engagement
The client enters into a contract directly with an independent contractor holding a valid RBQ license, who is responsible for construction, scheduling, and progress payments, and where applicable, eligibility under the GCR warranty program.
7. Project Execution
Construction is carried out by the contracted builder. Constellations may remain involved in a design advisory capacity, depending on the agreed scope.
8. Delivery & Final Handover
Delivery, inspection, and handover of the property are performed by the contractor in accordance with the construction agreement.
9. Post-Project Support
Constellations remains available for design guidance and future project evolution.
